Estepona is known as, The Garden of the Costa del Sol, as avenues and plazas have been filled with colourful flowers, bougainvillaea and many of the streets have become fully pedestrianised.

What’s in Estepona?
If you are considering buying property in Estepona, here is an outline of the different districts to consider. Estepona has become a fashionable place for both foreign and Spanish residents to buy properties such as holiday homes. Although Estepona doesn’t have the nightlife of neighbouring Marbella, Estepona retains the charm of a traditional Andalusian fishing village. In Estepona, you have it all from village houses to million-euro villas and penthouses.
Old Town
The old town (Casco Antiguo) which is essentially pedestrianised contains small, older apartments and fincas and a few traditional village houses. This area centres on Plaza de las Flores.
Town Area
Outside the old town but still, in the town area there are several apartments and townhouses of all sizes available to purchase. The older apartment blocks were constructed in the 1970s and the newer blocks were constructed since 2000. Of these new apartments many are located on or near Avenida Juan Carlos I, and Avenida del Mar.
Port Area
There are always apartments for sale in and around the port and marina which is located near the Punta Doncela lighthouse, 1km away from the old town centre. Property here still offers the convenience of shops and bars and restaurants within easy walking distance and open for extended hours, seven days a week.
Coastal Strip
There are many housing complexes along the coastal strip both east and west of Estepona town. Those on the seaside of the coast road offer easy access to the beach. The housing Complexes on the mountainside of this coast road tend to be larger. These complexes will comprise a mix of apartments, townhouses, and villas. The coastal strip extends from the outskirts of Estepona town to the municipal boundaries which extend as far as 15km. This is important as you may or may not want to be this far from Estepona town, on the other hand, you may want to be 15km nearer to Marbella and the airport.
Satellite Villages
East of Estepona on the coast several small communities with commercial facilities naturally differ in character from the newer housing complexes. The largest one is called Cancelada and the other smaller ones are called El Pilar, El Velerin, El Pirate, El Saladillo and Isdabe. There are also well-established holiday communities constructed in the 1980s with shopping and restaurant facilities at Benavista and Benamara.
Inland
Inland from the coast, there are numerous small access roads with tracks leading individual rural properties. These can range from small basic country houses to modern spacious villas with swimming pools. It is especially important to have a lawyer check the property deeds and paperwork when considering the purchase of a rural property.
